About PassVerita

What is PassVerita?

PassVerita is a private technology service that gives every home a digital passport: a lasting record of projects, documents, warranties, equipment and maintenance, linked to the professionals who worked on the home. It also includes a trust network for discovering professionals based on evidence of previous work.

What is a Home Passport?

A Home Passport is the private digital record of a property. It brings together property information, works, photos, invoices, warranties, equipment and maintenance in one place, in chronological order. Only the owner and the people they invite can see it, and it can be transferred to the next owner when the home is sold.

Is PassVerita an official EU or government system?

No. PassVerita is a private service, independent of any government or European Union institution, and it is not a public register. It is designed so that it could interoperate with European digital building logbook initiatives in future, but that does not make it an official system.

Does PassVerita work outside Portugal?

The initial market is Portugal and the site is available in Portuguese (Portugal) and English. The platform was designed from day one for European expansion, with other languages and markets planned, but for now the data, categories and addresses are built for Portugal.

Getting started and recording

How do I create a Home Passport for my home?

Create an account, choose “Create Home Passport” and enter the property type, a name, the town and the address with the door number. It takes about two minutes and you can complete the rest later. Then add works, documents, warranties and equipment at your own pace.

What can I keep in a Home Passport?

You can keep works and repairs, photos, invoices, warranties, certificates, manuals, equipment and maintenance tasks, plus private notes. Each item is linked to the home and, where relevant, to the professional who did the work, so the history still makes sense years from now.

Can I record work that was done in the past?

Yes. Older work counts too: the 2019 kitchen or the 2023 boiler can be recorded with a date, value, warranty and documents. They are marked “Recorded by you”, because only the professional and the client together can make a job verified work.

How do warranties work?

When you record a job with a warranty, you enter the years of cover and the Home Passport works out the end date. Warranties show as active, ending soon or expired so you do not miss a deadline. You can also attach the invoice and the warranty certificate.

Can I have several homes in the same account?

Yes. One account can hold several properties, such as a house, apartment, land, farm, shop or garage, each with its own Home Passport and history. You switch between them with the home selector.

Can I share my home with my partner or family?

Yes. On the home page, under “Share access”, the owner invites someone by email. They get a private, single-use link that only works when they sign in with that same email. They can view the passport and add documents, works, photos, equipment and maintenance. They cannot edit the home's details, manage access or transfer it, and the owner's private notes are not shared. The owner can remove access at any time.

One home, one passport

Why does PassVerita ask for the address with the door number?

The address with the door number identifies the property and prevents duplicate passports, so every home has a single reliable history. The address is private and never appears on public pages. We store only an irreversible fingerprint of it to detect repeats.

What if my home already has a Home Passport?

PassVerita tells you the property already exists, without revealing who the owner is, and lets you request access with an optional message. The request stays pending and you may be asked for proof of ownership, such as the deed or property tax record. Until then you do not have access to the home.

How are apartments in the same building told apart?

For apartments, shops and garages, besides the street and door number you must give the floor and side (for example 3rd Left) or the unit. That way each unit has its own passport even though they share one door number.

What does “ownership not yet verified” mean?

It means PassVerita has not yet confirmed from documents that the account owns the property. Existing passports start in this state by default. Verification from documents is planned, and the “verified” status will only be given after that review.

Selling and transferring

I sold or bought a home. What happens to the Home Passport?

The seller can transfer the Home Passport to the buyer with a secure invitation. The buyer receives the home’s history (works, warranties, equipment, documents and contacts of those who worked there) and carries on from there. Until the buyer accepts, the passport stays with the seller.

Learn more

Is the transfer secure?

The transfer uses an invitation with a unique secret, of which we store only an irreversible digest, and it expires after a while. The seller can cancel the invitation while it is pending. The Home Passport does not replace the legal documents required for a sale.

What passes to the new owner?

The seller chooses which sections to transfer: works, documents, warranties, equipment and maintenance. Personal notes stay with the seller. The new owner receives the home’s history, not the previous owner’s personal data.

Professionals and Trust Score

What is the Trust Score?

The Trust Score is a 0 to 100 score that summarises the evidence available on the platform about a professional: verification checks, work confirmed by the client and reviews tied to real jobs. It is explainable, and it is neither a guarantee of quality nor an opinion.

Learn more

What is “verified work”?

It is a job the professional recorded in the home’s history and the homeowner confirmed. The client’s confirmation is what separates it from a professional’s simple claim, and it is the basis of the evidence that counts towards the Trust Score.

Learn more

Why do some professionals have no Trust Score?

Some profiles are created from public information, such as official registers, and have no Trust Score because there is no evidence on the platform yet. They always show the source and the date. The professional can claim the profile or ask for removal at any time.

Learn more

Can I add a professional who is not on PassVerita?

Yes. When recording a job or a document, choose “Add a new professional” and enter their name, tax ID (NIF), address and email. The profile stays private, visible only to you, until the professional claims it or our team approves it. The tax ID, email and address are never shown to other users.

Privacy and security

What is public and what is never public?

Professional profiles, confirmed jobs (with the town only, never the address) and published reviews are public. The home address, documents, invoices, warranties, private notes and Home Passport photos are never public.
